When comparing property management services, it’s critical to verify whether other agents include all required services within their advertised percentage fee. Many providers may promote lower rates but exclude essential services such as regular property inspections, detailed inventories, checkout inspections, or compliance management, leading to additional costs.
To avoid unexpected expenses and make sure you're getting a comprehensive service, double-check that the quoted management fee covers core components such as: regular inspections to keep an eye on the property's condition, detailed inventories to document its state, thorough checkout inspections for smooth transitions between tenants, and compliance management to make sure everything follows regulations.
Always ask for a detailed breakdown of what's included in their fees. This will help you understand the real value of their services and avoid any hidden charges.
Our Services - Financial Examples
10% + VAT of the rent received
Example:
- If the monthly rental is £600.00 you will pay a fee of £72.00 inc. VAT.
- Minimum fee of £50.00 + VAT PCM payable (£60.00 inc. VAT)
£295.00 + VAT tenant find service* (£354.00 inc. VAT)
Tenancy Renewal Fee - £75.00 + VAT (£90.00 inc. VAT)
* Tenant Find Service as required - if you have tenant(s) this will not be charged, ie, moving from another management company.
13% + VAT of the rent received
Example:
- If the monthly rental is £600.00 you will pay a fee of £93.00 inc. VAT.
- Minimum fee of £60.00 + VAT PCM payable (£72.00 inc. VAT)
£295.00 + VAT tenant find service* (£354.00 inc. VAT)
Tenancy Renewal Fee - £75.00 + VAT (£90.00 inc. VAT)
* Tenant Find Service as required - if you have tenant(s) this will not be charged, ie, moving from another management company.
What does the service provide?
- Rental payment for up to 15 payments (maximum of £2,500 per month) whilst the tenants remain occupying your property.
- Selected property legal disputes.
- Eviction costs.
- Vacant Possession cover for 3 months at 75% of the rental amount.
What does the service not provide?
- Any existing rental arrears.
- Any claims which occur within the first 60 days of the product start date, should the tenancy have started prior to the product start date and no preceding comparable cover been in force
- Any claims which have not occurred during the product period stated above.
- Any claim not notified to the insurers within 60 days of the first missed payment or insurable incident.

- Minimum fee of £25 + VAT PCM payable (£30.00 inc. VAT)
