SAFE REOPENING OF OUR PROPERTY MANAGEMENT

21st May 2020: As the government has begun easing lockdown restrictions, agents have been given the green light to reopen for socially distanced property viewings and valuations. 1st April 2020: We are confronted with never seen before levels of restrictions placed on the UK during peacetimes, which we must adhere to for the safety of our teams, customers and the wider public. 11th February 2020 Liverpool is one of the most searched locations for renters. New Rightmove data has found Liverpool to be in the top three most searched for locations for renters in 2019, together with Bristol and Manchester. This is great news for Landlords as well Lewis and Foy Lettings.

Whilst Landlord continues to make the news in Liverpool, William Lewis of Lewis and Foy comments “its pleasing to note the strong demand from prospective tenants. Whilst there was much doom and gloom last year, the Rightmove research confirms our own thoughts to the strong rental demand in the area. The majority of properties we advertised last year were let within a week. We have a huge list of prospective tenants but require more investors and properties to satisfy demand”.

This data coincides with reports from Zoopla of confidence returning to the housing market. Of over 650 Sales and Lettings Agents surveyed, the majority felt "very or somewhat confident" in the strength of the market for the year ahead. This is in sharp contrast to three years of decline in Agent confidence.

Lewis and Foy Lettings are actively seeking Landlords and Property investors to help fulfil supply. Whilst relatively new to Liverpool, we have already gained good traction from out of area investors requiring our lettings and property management services. We are very excited for the year ahead.

Minimum Energy Efficiency Standards

7th January 2020: William Lewis - From 1 April 2020, Landlords will need to ensure all of their rented properties have a minimum energy performance rating of 'E' on an Energy Performance Certificate. 8th April 2019: Lewis & Foy have started to evaluate the rental potential of a property on Romulus Street, Liverpool, in preparation for rental. James Foy Group has been contracted to conduct a full property refurbishment for a landlord based in Scotland. The property had been previously let through another letting agent. Over time the property had been mismanaged and fell into a poor state of repair. Subsequently, the property has remained empty for 5 years. Vandals had entered the property and stripped the property of valuable metals. As you will see from the photographs below, we have been working laboriously, bringing back up to a legal standard in preparation for our property management team to put it on the market.
