What does the service provide?
- Rental payment for up to 15 payments (maximum of £2,500 per month) whilst the tenants remain occupying your property.
- Selected property legal disputes.
- Eviction costs.
- Vacant Possession cover for 3 months at 75% of the rental amount.
What does the service not provide?
- Any existing rental arrears.
- Any claims which occur within the first 60 days of the product start date, should the tenancy have started prior to the product start date and no preceding comparable cover been in force
- Any claims which have not occurred during the product period stated above.
- Any claim not notified to the insurers within 60 days of the first missed payment or insurable incident.

No. If you are transferring from another agent with existing tenants, the tenant find fee does not apply. It is only charged when we are required to source a new tenant.
At 13% + VAT, the enhanced service includes rental income protection of up to £2,500 per month for up to 15 missed payments while the tenant remains in occupation, cover for selected property legal disputes, eviction costs, and vacant possession cover for three months at 75% of the rental amount.
Yes. The policy does not cover existing rental arrears at the point of inception, claims arising within the first 60 days where the tenancy predated the product start date (unless comparable prior cover was in force), claims outside the product period, or claims not notified to insurers within 60 days of the first missed payment or insurable incident.
Properties are advertised on Rightmove, supplemented by our internal database of pre-qualified prospective tenants. We also produce Matterport 3D virtual tours, enabling prospective tenants to explore the property remotely and even take measurements before attending in person.
We use a market-leading referencing provider that utilises Open Banking technology. Checks include identity verification, credit rating and adverse credit history, income verification, previous rental payment history, previous landlord references, employer references, and an affordability rating indicating the maximum rent each applicant can sustain.
Our Assured Shorthold Tenancy (AST) agreements are drafted and produced by ARLA Propertymark. They are not generic off-the-shelf documents; they are specifically drafted to maximise landlord protection within the bounds of current legislation.
Rent is tracked through Propiance, our proprietary Client Management System. Incoming payments are automatically allocated to the correct property, tenant, and landlord. Digital statements detailing all income, outgoings, and management fees are generated and sent to landlords monthly or immediately.
Yes. All managed landlords receive access to our online Landlord Portal, providing 24/7 real-time visibility of account details, tenancy information, rental statements, invoices, receipts, and property performance data.
We manage the entire process from initial report through to completion, liaising with the tenant, yourself and the appropriate contractor throughout.
As standard, at least one inspection is conducted every six months. These are fully documented with time- and date-stamped photographs. If issues are identified, we require the tenant to remedy them (where it is their responsibility) and arrange a follow-up visit to confirm. Periodic inspections are also a requirement of the Liverpool Landlord Selective Licensing Scheme.
All certificates are tracked within Propiance. The system provides advance notification when renewals are due, and we instruct the necessary testing and inspection to ensure continuous compliance. Certificates are securely stored, backed up, and digital copies provided to tenants as required. We also now track and store proof of smoke alarm and carbon monoxide alarm installation and expiry dates.
We request the maximum permitted deposit of five weeks' rent, in accordance with the Tenant Fees Act 2019. The deposit is protected within the Deposit Protection Service (DPS) custodial scheme. Prescribed information is produced and delivered to the tenant for signature with proof of delivery. In the event deductions are required at the end of the tenancy, we manage the claim process, negotiate with the tenant where appropriate, and if necessary present your case through the DPS adjudication process.
The following documents are delivered at the start of each tenancy with proof of receipt: the How to Rent guide, deposit certificate, deposit prescribed information, deposit terms and conditions, Energy Performance Certificate (EPC), Electrical Inspection Condition Report (EICR), Landlord Gas Safety Certificate (CP12), and any other applicable certification. Failure to serve these documents correctly can delay or prevent possession proceedings.
We conduct Right to Rent checks in person, verifying that identification matches the occupying tenant(s) in compliance with the Immigration Act 2014. For non-UK nationals, we use the government's online checking service and produce a secure record of each check. Where time-limited right to rent status applies, we monitor expiry dates and complete re-checks as required. We are registered with the ICO for the handling of confidential tenant data.
We notify utility companies and the local council when a tenant vacates, provide the landlord's details for interim billing, and register the incoming tenant's details. All meter readings are recorded and included in our digital inventory and check-out reports.
Yes. We conduct an annual review of managed rents across the portfolio. We consider current market value, the tenant's payment history, how well the tenancy and property have been maintained, and general property condition before recommending whether a rent increase is appropriate, and by how much.
