How to Apply for a Property


Once you have found a property you would like to rent with Lewis & Foy, the next step is to submit an application. Our online application form is straightforward to complete and guides you through each stage. This page explains what information you will need to have to hand and what to expect at each step.

The Application Form

The application form is divided into nine sections, each covering a different aspect of your personal and financial circumstances. A progress tracker at the top of the page shows which section you are currently completing. The nine sections are:

  1. Applicant — your personal details
  2. Housing — your current housing situation
  3. Previous — your address history for the last three years
  4. Landlord — your current landlord or letting agent details
  5. Income — your employment and income details
  6. Additional — any additional sources of income
  7. Guarantor — guarantor information (if applicable)
  8. Occupiers — details of anyone else who will be living in the property
  9. Details — further information about your requirements

Step 1: Applicant Personal Details

The first section collects your basic personal information. You will need to provide:

  1. Your title, forename, middle name (if applicable), and surname
  2. Your date of birth
  3. Your National Insurance number
  4. Your current address, including postcode and country
  5. Your email address (entered twice to confirm accuracy)
  6. Your primary telephone number and an alternative contact number

Step 2: Current Housing Information

This section asks about your current living situation. You will be asked to confirm whether you are currently a tenant, a homeowner, or in another arrangement. You will also need to provide your current rental or mortgage amount and how frequently you make those payments. If you are renting, please indicate whether you pay your landlord directly, through a letting agent, or via another method.

Step 3: Previous Addresses

You will be asked to provide your address history covering the last three years. You can add up to four previous addresses using the "Add Previous Address" button. For each address, you will need to supply:

  1. The full address including postcode and country
  2. Your property status at that address (tenant, homeowner, or other)
  3. The rental or mortgage amount you paid and the payment frequency
  4. The date you moved in to that address

Step 4: Current Landlord Information

If you currently rent a property, we will ask for the contact details of your current landlord or letting agent. This includes their name, address, email address, and telephone number. This information is used to obtain a reference on your behalf as part of the application process.

If you do not currently have a landlord (for example, if you are a homeowner or living with family), simply indicate this and the section will not require further details.

Step 5: Income Details

This section collects information about your employment and income. You can add up to four income sources using the "Add Income" button. For each income source you will need to provide:

  1. Income type — employed full-time, employed part-time, self-employed, student, retired, benefits, or other
  2. Employer name and address (if applicable)
  3. Your job position and start date
  4. Your income amount and how frequently it is paid
  5. Whether your employment is permanent or contracted, and if contracted, the length of your contract

Step 6: Additional Income

If you have any income sources not covered in the previous section — such as rental income, investments, or child maintenance — you can describe these in the free-text field provided. This is optional but may strengthen your application if your primary income does not meet the standard affordability threshold.

Step 7: Guarantor Information

In some circumstances, a guarantor may be required or requested. You will be asked to indicate whether you are providing a guarantor, if you are happy to provide one upon request, or if you are not providing one. If you are providing a guarantor, you will need their:

  1. Full name and date of birth
  2. Full address including postcode and country
  3. Telephone number and email address
  4. Relationship to you

A guarantor is typically required when an applicant does not meet the income threshold or has limited credit history. The guarantor agrees to meet rental obligations should the tenant be unable to do so.

Step 8: Other Occupiers

If anyone else will be living in the property with you, please provide their details in this section. You can add up to four additional occupants. Please note that any other adult occupants who will be named on the tenancy agreement must submit their own separate application form.

Step 9: Further Information

The final section gathers some additional details to help us process your application and ensure the property is a good fit. You will be asked to provide:

  1. Your reason for moving
  2. Your proposed move-in date
  3. Your preferred tenancy length (6, 12, 18, 24 months, or longer)
  4. Whether anyone in your household smokes
  5. Whether you have any pets, and if so, their details
  6. Any additional comments or information you would like us to know

Submitting Your Application

Once you have completed all nine sections, click the "Submit Application" button. Your application will be sent directly to our team for review. We will be in touch to confirm receipt and to advise on next steps, which will include credit and reference checks.

Please be aware that submitting an application does not guarantee a tenancy. All applications remain subject to contract until a signed tenancy agreement has been executed by all relevant parties.

Privacy and Your Data

The personal information you provide in your application will be used for the purposes of assessing your tenancy application. This includes confirming your identity, obtaining references, preparing tenancy documentation, and if necessary, debt collection. Your data will be handled in accordance with our Privacy Policy.
